Richardson, Planning Manager SUBJECT: Consider a request for a specific use permit to allow a wholesale generator sales and service dealership in a GC-MD (General Commercial-Multiple Family Dwelling) District FILE: 2095-P STAFF REPORT The Planning Manager recommends approval. Kenneth Burch, owner of Gulf Coast Generators, has applied for a specific use permit to allow a wholesale generator sales and service dealership in a GC-MD (General Commercial-Multiple Family Dwelling) District. The property is located at 945 Dixie. Mr. Burch states that Gulf Coast Generators is an authorized dealer of Generac generators. The company does sales, service and warranty of automatic standby units. The existing building will house both office space and warehousing of the product. In addition, service trucks and utility trailers will be stored on site. Exhibits are attached. PUBLIC NOTIFICATION Notices mailed to property owners 20 . Responses in Favor . That adequate nuisance prevention measures have been or will be taken to prevent or control offensive odor, fumes, dust, noise and vibration; X 6. X ANALYSIS continued This application is in conformance with seven of the eight conditions necessary for approval. Comments on Conditions 1 and 4 follow: 1. The subject property is surrounded by commercial businesses. The operation of a wholesale generator sales and service will not negatively affect any of those businesses. 4. The Transportation Engineering Division is requiring that one ADA parking space be provided.
