SUBJECT: Consider a request for a specific use permit to allow an auto
body shop in a GC-MD (General Commercial-Multiple Family
Dwelling) District

STAFF REPORT
The Planning Manager recommends approval subject to the following
condition:
1. The parking lot frontages must be screened by a 6' wide
landscape strip.
Martin Motors has applied for a specific use permit to allow
an auto body shop in a GC-MD (General Commercial-Multiple Family
Dwelling) District. The property is located at 5220 College.
Martin Motors has a pre-owned car sales business across Delmar
from the subject property. The proposed auto body shop will
consist of a 2,000 sq. ft. building and related parking. The
property is enclosed on the north and west sides by a cinder
block wall. The property is completely paved with concrete
and was previously used as a pre-owned car lot.

This application is in conformance with seven of the eight conditions
necessary for approval. Comments on Conditions 1 and 7 follow:
2. The proposed auto body shop will be consistent with other
development along College. This section of College is
occupied by various commercial businesses including auto
sales and repair, sign shops and a metal salvage yard.
7. The parking lot frontages along College and Delmar must
be screened by a 6' wide landscape strip.
