STAFF REPORT
The Planning Manager recommends approval.
Talisman Development, Inc. has applied for a specific use permit to
allow a doctor=s office in a PUD (Planned Unit Development) District.
The property is located at 6260 Delaware.
The proposed doctor=s office will consist of a 53' x 123', 6,519 sq. ft.,
one story building and related parking. The office will utilize an
existing driveway and parking area that were designed as part of the
Stone Manor Planned Unit Development. Stone Manor is being
developed with similar buildings and uses.

CONDITIONS:
1. That the specific use will be
compatible with and not injurious
to the use and enjoyment of other
property, nor significantly diminish
or impair property values within
the immediate vicinity; X

roads, drainage and other necessary
supporting facilities have been or

This application is in conformance with all eight conditions necessary
for approval. Comments on Condition 2 follow:
2. The proposed doctor=s office will compliment the other uses
that have been constructed in Stone Manor. The proposed
use will not impede the development of surrounding vacant
properties. Properties to the east and west area zoned
PUD or GC-MD-2 and will most likely be developed with
similar uses.
