Richardson, Planning Manager SUBJECT: Consider a request for a specific use permit to allow an accounting office in a RCR-H (Residential Conservation and Revitalization-H) District FILE: 2151-P STAFF REPORT The Planning Manager recommends approval subject to the following condition: 1. Remove parking space #4. Vanester Washington has applied for a specific use permit to allow an accounting office in a RCR-H (Residential Conservation and Revitalization-H) District. The property is located at 2580 Laurel. Ms. Washington states that she is a senior at Lamar University majoring in accounting. She has the opportunity to purchase the subject property and relocate her business from 2660 Laurel. Her current business provides professional accounting services. Hours of operation will be from 9 a.m. to 6 p.m., Monday through Friday. Three people will be employed in the office. 2580 Laurel was previously used as a dental office. X ANALYSIS continued This application is in conformance with seven of the eight conditions necessary for approval. Comments on Conditions 1 and 4 follow: 1. The previous of the property was a dental office. The proposed accounting office will not be detrimental to the surrounding properties. 4. Parking space #4 needs to be removed. That space does not promote the efficient movement of vehicles in the lot.
