Richardson, Planning Manager SUBJECT: Consider a request for a zone change from LI (Light Industrial) District to RS (Residential Single Family Dwelling) District FILE: 2139-Z STAFF REPORT The Planning Manager recommends approval. Brian Allen, the property owner, has applied for a zone change from LI (Light Industrial) District to RS (Residential Single Family Dwelling) District. The property is located on the north side of Baker Rd., approximately 565' east of the intersection of Baker Rd. and Wescalder Rd. Mr. Allen states that the reason for the zone change request is that the area around Baker Rd. is becoming more residential in nature and the LI zoning is no longer appropriate. In April, 2010, 0.74 acres of land to the west and southwest of the subject property was rezoned from LI to RS. A house has been built on a portion of that property. Exhibits are attached.
