STAFF REPORT
The Planning Manager recommends approval.
Kent Burch, representing Gulf Coast Generators, is requesting a
specific use permit to allow the sale, storage, installation and servicing
of generators in a GC-MD (General Commercial-Multiple Family
Dwelling) District. The property is located at 1412 Ashley.
Mr. Burch states that the primary use of the building will be for
receiving, staging and prepping the generators before the delivery to
the final site location. The subject property will be used for the
storage of work trucks, trailers and other equipment used in the
installation and servicing of standby generator equipment. Front
office space will be used to meet with the occasional client to talk
about his or her generator needs. Any repairs to the generators that
require the use of fluids such as oils, filters, antifreeze, etc. will be
brought back to the company=s location, stored in proper containers
and then disposed of on a regular basis by a local recycling company.
Mr. Burch estimates that 95% of the company=s work will be
performed at the standby generator site location.

This application is in conformance with all of the eight conditions
necessary for approval. Comments on Conditions 1 and 7 follow:
1. To the south and west of the subject property are commercial
uses. The property, in years past, has also been used
for commercial uses.
5. Most of the work that the company does will be offsite
at the standby generator site. Any used fluids will be
safely stored until retrieved by a recycling company.
