FILE: 2234-P ___ STAFF REPORT Staff recommends approval of the request, subject to the following condition: 1. The driveway from Euclid should be narrowed to allow placement of 6 parking spaces. Parking area must be cleared, repaired and striped as per plan. Shelia Spikes is requesting a specific use permit to allow for a mechanic shop at 3135 Park Street. The property is zoned NC (Neighborhood Commercial). Ms. Spikes states that this property was used as a mechanic's shop several years ago. Since it has been several years, and the most recent use of the property was a restaurant, a specific use permit is required. A waiver to the landscaping and screening requirements is requested. As the property has been commercial in nature for many years, the buildings and parking situation are existing. The building abuts the property line and existing fencing appears to be sufficient. Please note that final occupancy approval is subject to review and acceptance of submitted plans and field inspections to verify compliance with applicable codes. Exhibits are attached.
