Highest Density) to GC-MD-2 (General Commercial - Multiple Family Dwelling
-2) or a more restrictive district with a specific use permit to allow used car sales.

STAFF REPORT
Planning staff recommends approval subject to the following conditions:
1. Sanitary sewer would need to be extended by plumbing contractor from Blackmon Lane, north
along Eastex Freeway to the property line. All commercial utilities must access from Eastex
Freeway.
2. Approval be granted by TexDOT for access to Eastex Freeway. Proof of TexDOT approval
shall be submitted along with plans for review.
3. An eight (8) foot wood fence and ten foot wide landscaped buffer would be required for the
entire length of the south and east property lines.
4. Access must include approved road base and fire lane signage.
5. Mechanical repairs or any processes requiring hazardous materials will need to be specifically
reviewed by the fire department.
Victor Gutierrez would like to use the rear portion of his parent's property for a used car lot.
Activities at this location would be limited to used car sales, fleet mechanical service and office
space. Hours of operation would be 9am to 5pm 7 days per week. The lot has approximately 40
feet of right-of-way frontage along the Eastex Freeway access road. The used car lot would face
Eastex Freeway.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with applicable codes.
