FILE: 2304-P ___ STAFF REPORT Staff recommends approval of the request with a waiver to the landscaped buffer and screening as requested, and the following conditions: 1. Approval of any exterior changes and improvements by the Historic Landmark Commission. 2. Parking will be allowed only at the rear of the property. All parking must be paved with concrete, asphalt or pavers and striped per ordinance requirements. 3. ADA parking must be provided as per ordinance requirements. 4. Runoff from new parking must be directed toward North Street and not run off on neighboring properties. Sam Parigi, property manager, is requesting a Specific Use Permit to allow a Certified Public Accountant's office at for the property at 2643 North Street. The proposed tenant does not have excessive foot traffic, but plans to pave the backyard of the property to provide all required off-street parking. As the property is located in RCR-H (Residential Conservation Revitalization - Historc) zoning, a Specific Use Permit is required for any use change. In addition, as the property is located in the Oaks Historic District, all exterior changes and improvements to the property must be approved by the Historic Landmark Commission. Please note that final occupancy approval is subject to review and acceptance of submitted plans and field inspections to verify compliance with applicable codes. Exhibits are attached.
