SUBJECT: To consider a request for a Specific Use Permit to allow a Gaming Room in a
GC-MD-2 (General Commercial - Multiple Family Dwelling-2) District.

STAFF REPORT
Staff recommends approval of the request with the following condition:
1. Limited to no more than 20 machines.
Truong V Le has requested a Specific Use Permit to allow a Gaming Room in his property at
2916 E. Lucas Drive. In 2004, Mr. Le submitted an application to rezone the north part of his
property to GC-MD-2 (General Commercial - Multiple Family Dwelling-2) with a Specific Use
Permit to allow a strip mall with retail stores and restaurants. One of these existing businesses
plans to install between 15 and 20 machines. The hours of operation for the business would be
10am to 10pm.
Another concern is the numerous single family dwelling properties in close proximity to the
proposed Gaming Room. Security could be a concern due to these properties.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with applicable codes.
