SUBJECT: To consider a request for a Specific Use Permit to allow parking of Commercial
and industrial trucks in a GC-MD (General Commercial - Multiple Family
Dwelling) District.

STAFF REPORT
Staff recommends denial of the request. If the request is approved, staff recommends the
following conditions:
1. Perimeter landscaping will be required to meet ordinance requirements along Hillebrandt
Street and Highland Avenue.
2. Construct a sidewalk along Highland Avenue.
3. No engine, body or tire repairs to be done at this site.
Hector Molina has requested a Specific Use Permit to allow parking of commercial vehicles and
industrial trucks at 5290 Highland Avenue. The property is zoned GC-MD (General
Commercial - Multiple Family Dwelling), and is adjacent to residential properties. Mr. Molina
states that the existing house is to be demolished, and the entire parking area will be screened
with an eight (8) foot fence.
This use is not compatible with the neighborhood. This is primarily a residential neighborhood.
While parking of Industrial/commercial trucks may provide a service to specific individuals in
the neighborhood, but it does not provide a service to the community as a whole.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with applicable codes.
