FILE: 2300-P ___ STAFF REPORT Staff recommends approval of the request with the following conditions: 1. Landscaping and screening will be required to meet ordinance requirements. 2. Garbage dumpster must be located a minimum of 25 feet from neighboring properties and surrounded with a gated privacy fence. 3. Parking must be paved and striped as per site plan. ADA parking must be provided as per ordinance requirements. Guadalupe Serna would like to use the property at 1728 Park Street for a church. The congregation proposes to have services on Sunday morning from 10a.m. to 12 noon, Sunday evening from 7p.m. to 9p.m., Wednesday evening from 7p.m. to 9p.m. and Friday evening from 7p.m. to 9p.m. The church will also be used for various birthday, wedding, and anniversary celebrations. A ten (10) foot wide landscaped buffer will need to be provided along the neighboring property lines and perimeter landscaping is required at the street along the parking area. In addition, an eight (8) foot wood or masonry fence is required to be maintained between commercial and residential uses. The parking area should be paved with striping as per the submitted site plan. ADA parking must be installed per ordinance requirements. Please note that final occupancy approval is subject to review and acceptance of submitted plans and field inspections to verify compliance with applicable codes. Exhibits are attached.
