Specific Use Permit to allow for an Assisted Senior Living Facility.

STAFF REPORT
Staff recommends approval with the following conditions:
1. TxDOT approval of driveways.
2. Provide sidewalk along Major Drive.
3. 6’ wide landscaping buffer along parking area as required by ordinance.
4. Garbage dumpster must be located a minimum of 25 feet from neighboring properties and
surrounded with a gated privacy fence.
5. Drainage District #6 and City Engineering must approve drainage plans.
Riceland Senior Living, LLC requested a Rezoning and Specific Use Permit for their property at
2335 and 2365 South Major Drive in June of this year, and was tabled. The request was to rezone
from R-S (Residential Single-Family Dwelling) to RM-H (Residential Multiple-Family Dwelling
Highest Density) with a Specific Use Permit to allow an Assisted Senior Living Facility. The
The revised site plan allows for a single story structure of less than 15,500 square feet. Plans are
to accommodate no more than 24 individuals and required staff. Due to concerns regarding
drainage, storm water computations are attached.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with applicable codes.
