FILE: 2350-P ___ STAFF REPORT Glenn Taylor is requesting a Specific Use Permit to allow an trailer park at 3590 Maida Road. The proposed trailer park would consist of six (6) units. This property is surrounded by RS (Residential - Single Family Dwelling) District zoning, and several properties in the area are developed as single family homes. The site plan does not address drainage issues. As the property is deep, a plan would need to be established to move water toward the existing ditch along Maida Road. In addition, proposed driveways will need to be designed for fire trucks to access the property. Staff recommends approval of the request with the following conditions: 1. Provide plans for proposed drainage system. 2. Provide an eight (8) foot tall solid permanent screening fence or wall around the perimeter of the property. 3. Provide landscaping for off-street parking as required by ordinance. 4. Construction plans must meet all requirements by Water Utilities for water and sanitary sewer services, including any requirements of the City's pre-treatment program. 5. International Fire Code 2015 will need to be observed including but not limited to, road access with and load rating, turn around access, and fire protection (i.e. fire hydrants). Please note that final occupancy approval is subject to review and acceptance of submitted plans and field inspections to verify compliance with applicable codes. Exhibits are attached.
