STAFF REPORT
Andrew Kasparek on behalf of Verizon Wireless is requesting a Specific Use Permit to allow the
applicant to construct a cellular communications site including a 120 ft. tall monopole tower,
located on a 0..0581 acre lease site, at 5685 Washington Boulevard. This site meets the
distance requirement from residentially zoned property and will be constructed to city and
federal standards. In addition, Verizon will enclose the equipment with an eight (8) foot wood
privacy fence.
The applicant states that this tower will help provide additional coverage and capacity to the
customers in the area, and would be used for emergency services.
Staff recommends approval of the request.
Please note that final occupancy approval is subject to review and acceptance of submitted plans
and field inspections to verify compliance with applicable codes.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
A METES & BOUNDS description of a certain 0.0581 acre tract of land
situated In the C. Williams Survey, Abstract No. 59 in Jefferson County, Texas,
being all of a called 0.0581 acre tract of land Exhibit "A" conveyed to China
Farms, Inc. by General Warranty Deed recorded in Clerk's File No. 2018004381
of the Jefferson County Official Public Records of Real Property; sold
0.0581 acre tract being more particularly described as follows with all
bearings being based on the Texas Coordinate System, South Central Zone,
NAD 83;
COMMENCING at a found 5/8-inch iron rod at the northwest corner of a called
12.191 acre tract of land conveyed to Jefferson County Drainage District No. 6 by
Donation Deed recorded in Clerk's File No. 200503486 of the Jefferson County Official Public
Records of Real Property, being in the south right-of-way line of Washington
Boulevard (no recording information found);
Thence, North 88’11’20” East, along the north line of said 12.191 acre tract, common with the
south right-of-way of said Washington Boulevard, 166.72 feet to a point:
THENCE, North 89'20'22" East, along said common line, passing a set 5/8-inch Iron
rod (with cap stamped "Jones/Carter Property Corner'1) at the northeast corner
of said 12.191 acre tract common with the northwest corner of a called
0.1946 acre tract of land Exhibit "C" conveyed to China Farms, Inc. by General
Warranty Deed recorded In said Clerk's File No. 2018004381, at 68.29 feet, now along the north
line of said 0.1946 acre tract, in all a total distance of 98.31 feet to set 5/8-inch
iron rod (with cap stamped "Jones/Carter Property Corner") at the northeast corner of

THENCE, South 31"54'48" West, 50.00 feet to a set 5/8-inch Iron rod (with cap stamped
"Jones/Carter Property Corner") at the beginning of a non-tangent curve to the
right, being in the east line of the aforementioned 12.191 acre tract;
THENCE, along said east line and the arc of said non-tangent curve to
the right having a radius of 355.00 feet, a central angle of 08"04'35", an arc length of
50.04 feet, and a long chord bearing North 58"05'12" West, 50.00 feet to a

southernmost corner of the aforementioned 0.1946 acre tract;
THENCE, North 31"54'48" East, along the southeasterly line of sold 0.1946
