the demolition of a residential structure at 2425 Pecos

The Planning Manager recommends approval of this request.
The City of Beaumont Building Codes Division is requesting a
certificate of appropriateness to allow the demolition of a residential
structure at 2425 Pecos. This structure has been inspected and
found to be in violation of the City of Beaumont Code of Ordinances
pertaining to dangerous structures.
The structure was tagged as substandard on August 20, 2003. The
property owner enrolled in a work repair program on September
29, 2003. It expired on January 29, 2004. An extension was
given until July 18, 2004. No permits have been bought.
The appraised value of the house is $32,780 (Land - $3,500;
Improvements - $29,280). Ms. Loiacano states that the structure
has 33% or more damage to supporting members. Attached to the
rear of the house is an uncomplimentary addition that is in bad
condition.
The house is not listed in the SPARE Beaumont survey.
