SUBJECT: Request for approval of a certificate of appropriateness to allow
the replacing of a concrete tile roof with a metal roof on a
house.

STAFF REPORT
The Planning Manager recommends denial of this request but does
recommend that asphalt shingles be allowed.
Bruce Ibach, the property owner, is requesting a certificate of
appropriateness to allow the replacement of an existing concrete tile
roof with a white metal roof on a house located at 2265 Broadway.
The house is listed in the 1990 SPARE Beaumont survey. It was
built c. 1925 and is of the Craftsman style. Section 30-21.2 of the
Zoning Ordinance states that roof materials must complement the
style of the building. In addition, the ordinance states that roof
patterns of the main building must be typical of the style and period
of the architecture of the building and the contributing structures of a
similar style in the historic district. While metal roofs are a
permitted roofing material, the Planning Manager does not feel that
such a roof would complement or is typical of the style of the house.
Mr. Ibach made application for the certificate of appropriateness in
mid-September. However, after Hurricane Rita, Mr. Ibach called to
request immediate approval of the metal roof because of damage to
the roof caused by the hurricane. The Planning Manager told him
that due to the circumstances, he would approve composition shingles
but a metal roof would require Historic Commission approval.
