the expansion of an existing restaurant

STAFF REPORT
The Planning Manager recommends approval of this request subject to
the parking areas being paved with brushed or aggregate concrete, hot
mix asphalt or masonry pavers.
In September, 2006, the Historic Landmark Commission approved the
demolition of an existing four-plex at 2335 Calder. Wayne
Ingwersen, the property owner, stated, at that time, the four-plex
had serious structural damage. If given permission to demolish the
building, he was going to expand his restaurant, Easy=s, which is next
door.
The expansion will encompass approximately 1,520 sq. ft. of
additional restaurant area and will be connected to the existing
restaurant building. The new floor plan will include a bar and lounge
area, dining room and dining porch and miscellaneous facilities. The
main entrance will be at the rear of the building facing the parking
lot. The dining porch will be on the street side of the building.
The wood frame building will have horizontal lap siding with a 6/12
roof to compliment the existing restaurant.
Sec. 30-21.2 of the Zoning Ordinance requires that all parking areas
be paved with concrete, asphalt or masonry pavers. The ordinance
provided for an amortization period for parking lots to come into
compliance. That period has passed and the parking lot must
conform to the ordinance.
