SUBJECT: Request for approval of a certificate of appropriateness to allow
the construction of a single family residence, garage and second
story apartment/gameroom

STAFF REPORT
The Planning Manager recommends approval of this request subject to
using architectural shingles on the main house and garage.
Shaun Roberts is requesting a certificate of appropriateness to allow
the construction of a single family residence, garage and second story
apartment/gameroom at 2655 Gladys.
Mr. Roberts has been transferred to Beaumont and he is going to be
building a single family residence on the subject property. However,
while the house is under construction, Mr. Roberts needs a place to
live. He proposes to build a garage and second story
residence/gameroom. The main house will be constructed within 12
months of the garage, if not sooner. Mr. Roberts states that the
garage apartment will be converted into a recreation room once the
house is built.
The garage structure will be constructed with 12" hardi-plank siding.
Windows will be white multi-light aluminum. The structure and the
staircase will be painted white and the roof will be covered in a black
30 year composition shingle.
The single family residence will appear as the house in the submittal.
However, the house will be constructed with 12" hardi-plank instead
of the stucco and stone as in the picture. Mr. Roberts states the pitch
of the roof will not be as steep as shown. The windows will be white
multi-light aluminum construction. The house will be painted white
and the roof covered with a black 30 year composition shingle.
