SUBJECT: Request for approval of a Certificate of Appropriateness to allow
the moving of a house, constructing two parking lots and
demolishing a garage apartment.

STAFF REPORT
The Planning Manager recommends approval of this request to move
the house at 2685 Broadway to 2675 Broadway, the demolition of
the garage apartment at 2675 Broadway, the construction of a
parking lot behind the newly-moved house at 2675 Broadway and
the construction of the parking lot at 2685 Broadway subject to
meeting the setback and landscaping requirements along the
Broadway frontage.
Kevin Herrington, representing Altus Healthcare Management Services,
is requesting a certificate of appropriateness to allow the moving of a
house located at 2685 Broadway to 2675 Broadway, demolition of
the garage apartment located at the rear of 2675 Broadway,
construction of a parking lot behind the newly moved house at 2675
Broadway and the construction of a parking lot on the to be vacant
lot at 2685 Broadway.
Altus HMS is building a new facility on the southeast corner of
th
Broadway and 11 Street. The entire block is zoned GC-MD
(General Commercial-Multiple Family Dwelling) District. Altus HMS
is in current negotiations with the property owners at 2675 and
2685 Broadway to buy their properties. Altus proposes to use the
moved house for office use. A parking lot would be constructed
behind the structure. The to be vacant lot at 2685 Broadway would
be used for a parking lot. Altus HMS states that if negotiations with
the owner of 2685 Broadway fail, it would like to build a parking lot
at 2675 Broadway. That parking lot would be required to meet all
setback and landscaping requirements.
