SUBJECT: Request for a certificate of appropriateness to allow a restaurant
parking lot

STAFF REPORT
The Planning Manager recommends approval subject to the following
conditions:
1. During the Calder Avenue construction project, access to
Broadway will be permitted. Once that project is
completed, the Broadway access to the parking lot will
be eliminated.
2. The parking lot shall extend no more than 25' from the
south property line.
3. A minimum 6' wide landscape strip shall be installed along
the south end of the parking lot.
4. An 8' tall wood screening fence shall be constructed along
the west property line.
Wayne Ingwersen, the owner of Easy=s Restaurant, has applied
for a certificate of appropriateness to allow a restaurant
parking lot at 2320 Broadway. The subject property is
immediately south of the restaurant.
The Historic District regulations state that all off-street
parking must be set back along street frontages not less than
the required yard setbacks or as far back as the front of
immediately adjacent buildings, whichever is greater. The
front yard building setback in the RCR District is 25'.
This parking lot must also receive a specific use permit from
the City Council. A public hearing for that specific use will
be held May 19.
