installation of new windows
and the construction of a concrete front porch at 2245 South.

STAFF REPORT
The Planning Manager recommends denial of the request.
Juan Perez has applied for a certificate of appropriateness to allow the
installation of new windows and the construction of a concrete front
porch on an existing house at 2245 South. The existing windows are
one-over-one sash. Mr. Perez would like to install multi-light (6
light top and bottom) windows. The existing front porch is
constructed of wood and has concrete front steps. Mr. Perez would
like to replace the existing front porch with a concrete porch.
The Historic District regulations state that all windows in the front
and side facade of the main building must be typical of the style and
period of the building. The regulations also state that the style of a
front porch must have a shape, roof form, materials and colors that
are typical of the style and period of the building and must reflect the
dominant and vertical characteristics of the main building and the
contributing structures of a similar style in the historic district.
The house is listed in the 1990 SPARE Beaumont survey. The house
is of the Vernacular Victorian style and was built c. 1925. The
Planning Manager does not think that the proposed windows or porch
would compliment the style of the house.
