SUBJECT: Request for a certificate of appropriateness to allow the
demolition of an existing house and the construction of a new
house

STAFF REPORT
The Planning Manager recommends approval subject to the following
conditions:
1. The windows frame color will be white.
2. The shingles will be architectural style.
Vickie Gerken, representing Juanita Dabbs the property owner,
has applied for a certificate of appropriateness to allow the
demolition of an existing house and the construction of a new
house at 2165 Angelina.
Ms. Gerken states that the original house was heavily damaged
during Hurricane Rita. This house will be demolished and a
new house will be built on the subject property.
The 863 sq. ft., two bedroom, one bath house will be a wood
frame on a slab foundation. The siding will be LP SmartSide
trim and lap siding. This product is a fabricated wood siding
with a coating that protects the piece from the elements. It
is then embossed with a cedar grain pattern
The proposed windows will be aluminum frame one over one. The
proposed roof shingles are Owens-Corning 20 year composite
in the Weatherwood color. The paint color will be ICI Paints
A Highland Plains @, which is a beige.
Other houses in the block are typically wood frame.
The house is listed in the 1990 SPARE Beaumont survey. SPARE
states that the house was built c. 1928 and is of the Colonial
Revival style with a Craftsman influence. The house is typical
of middle class housing built in Beaumont in the 1920's and
1930's.
