Richardson, Planning Manager SUBJECT: Request for a certificate of appropriateness to allow the construction of a commercial building and related parking lot FILE: CA-1656 STAFF REPORT The Planning Manager recommends approval. A-1 Glass has applied for a certificate of appropriateness to allow for the construction of an addition to a commercial building and a related parking lot. The property is located at 1850 Calder. Part of the property is within the Oaks Historic District and part of the property is out of the district (see attached site plan). That part of the property within the Historic District was once occupied by a two story residence that was eventually demolished. A-1 Glass wishes to construct a building perpendicular to their existing building. The new building will be used for storage. The building will be constructed with hardie board siding with a 3'6" high brick wainscoating. Three decorative overhead doors will be installed along the front of the building. Decorative lighting that compliments the building will be installed. The hardie plank will be painted a A Deep Tint Colonial Beige @ and the trim will be painted A Off White @. The brick wainscoat will be A Matching Modular Beaumont Common @. In addition to the building, A-1 Glass would like to construct additional parking for the business. As of the writing of this staff report, a decision by the Board of Adjustment concerning the rear setback for the building and the side setback for the parking lot was pending. The property is zoned GC-MD. A 15' rear yard building setback is required. Since the east part of the parking lot is within nd the historic district, a 10' side yard setback is required along 2 Street. Parts of three parking spaces encroach into that side yard setback. The Board of Adjustment will consider these variances on th May 7. Exhibits are attached.
