Richardson, Planning Manager SUBJECT: Request for a certificate of appropriateness to allow the demolition of a house and the construction of a new house FILE: CA- 1847 STAFF REPORT The Planning Manager recommends approval subject to the following conditions: 1. The roof shall be covered with architectural shingles. 2. The windows frames shall consist of white colored aluminum or vinyl. McVaugh Builders, LLC has applied for a certificate of appropriateness to demolish the house at 2185 South and build a new house at the same location. The house received hurricane damage. The new 858 sq. ft. house will be sided with hardie plank. Windows will be one over one panes. The house shall be constructed on pier and beam. The body of the house will be painted Sherwin Williams A Peace Yellow @ (SW2857) and the trim will be painted Sherwin Williams A Caribbean Coral @ (SW 2854). 2185 South is listed in the 1990 SPARE Beaumont Survey. The house was built c. 1917. SPARE states that the house is typical of middle class housing built in Beaumont after the first Spindletop boom. At the time of the survey, the use of modern materials had sacrificed the architectural integrity of the structure. Exhibits are attached.
