Richardson, Planning Manager SUBJECT: Request for a certificate of appropriateness to allow the construction of a exterior staircase and the replacement of the attic window with a door FILE: CA-1830 STAFF REPORT The Planning Manager recommends approval subject to the following condition: 1. The staircase shall meet the City of Beaumont Building Codes. Jerry Hatton has applied for a certificate of appropriateness to allow the construction of an exterior staircase on the east side of his house at 1825 Broadway and the replacement of the existing attic window with a steel door. Mr. Hatton was issued a stop work order for having done construction without any certificates of appropriateness or building permits. When asked the purpose of the staircase and door installation, Mr. Hatton stated that the its purpose was to provide easier access to the attic. The property is zoned RCR-H. Any other allowed use other than single family would require a specific use permit. The staircase and the door are to be painted to match the house. When the house is viewed from the front, the staircase is barely visible. Upon inspection of the staircase, the City Building Inspector noted that if Mr. Hatton intends to put a door at the top of the landing, it may not meet City Code standards for adequate clearance area.
