Richardson, Planning Manager SUBJECT: Request for a certificate of appropriateness to allow the demolition of an existing house and the construction of a new house FILE: CA-1808 STAFF REPORT The Planning Manager recommends approval of the demolition of the existing house and approval of the new construction subject to the following conditions: 1. Install an architectural shingle in A Weathered Wood @. 2. Place the house on a pier and beam foundation system. Justin Johnson, for Tegrity Homes, has applied for a certificate of appropriateness to allow the demolition of the existing house and the construction of a new house at 1893 Long. Mr. Johnson states that the proposed home is a Rita replacement house for Claudette Gilbo. The 1,344 sq. ft., 3 bedroom, 2 bath house that Ms. Gilbo selected is of a cottage style. The house will be sided with Hardie Plank and Hardie Shingle siding. The body of the house will be painted A Land Rover @ (tan), with A TH White @ (off white) trim and A Bulls Eye @ (red) accents. The house will have six over six white vinyl windows, paneled doors, square columns and a roof shingled with 3-tab A Weathered Wood @ shingles. The Planning Manager recommends that architectural shingles be installed instead of the proposed 3-tab shingles. At the April 12 Historic Landmark Commission, the Commission required a pier and beam foundation since the other houses in the immediate area were that type. Tegrity homes has sent a letter (dated April 14, 2010) that while it their opinion that the pier and beam design does not provide the same structural integrity as a post tensioned engineered design, they will build the house on a pier and beam foundation. In addition, Tegrity has agreed to an architectural shingle. Exhibit is attached.
