of a parking space in the front yard

The Planning Manager recommends denial.
Salvador Cisneros has applied for a certificate of appropriateness to
allow the parking of a parking space in the front yard of the vacant
property at 2240 Laurel.
On February 19, Mr. Cisneros applied for a certificate of
appropriateness to allow the widening of his driveway at 2230 Laurel
to 12'. He owns the vacant lot at 2240 Laurel. There is an existing
curb cut at that address. Mr. Cisneros would like to pave a 12' x 25'
parking space to park his pickup. He states that is the only place he
has to park his truck.
Sec. 30-21.2 of the Zoning Ordinance states that all off-street
parking must be set back along the street frontages not less than the
required yard setbacks or as far back as the front of the immediately
adjacent buildings, whichever is greater. The property is zoned
RCR-H. A 25 foot front building setback is required.
