driveway and a new patio in the front yard

STAFF REPORT
The Planning Manager recommends approval subject to the following
condition:
1. No vehicle shall be parked on the paved area immediately
in front of the house.
Jeff Bundick has applied for a certificate of appropriateness
to allow a widened driveway and a new patio in the front yard
of his house at 2630 Gladys.
The current driveway is 10' wide and Mr. Bundick would like
to widen it to 12'. The width of the current driveway
immediately in front of the garage makes it very difficult to
use the west garage bay. He would also like to widen his
sidewalk and pave the area between the house and the sidewalk
and driveway (see diagram). He will landscape along the south
edge of the sidewalk. The paved area between the house and
the sidewalk and driveway will be used to park a vehicle and
as a patio.
The house is listed in the 1991 SPARE Beaumont survey. SPARE
states that the house was constructed c. 1942 and is of the
Traditional style. The house was heavily damaged by Hurricane
Rita. In October, 2007, the Historic Landmark Commission
approved a certificate of appropriateness to allow the
demolition of the house. However, Jeff Bundick bought and saved
the house.

SUBJECT: Request for a reconsideration of a certificate of appropriateness
to allow a widened driveway and a new patio in the front yard

STAFF REPORT
On May 9, 2011, the Historic Landmark Commission approved a
certificate of appropriateness to allow a widened driveway and a new
patio in the front yard of the house at 2630 Gladys. This approval
was subject to the following conditions:
1. The patio shall be reduced to allow the installation of
a 3' wide landscape strip between the patio and driveway.
2. Landscaping shall be installed along the south side of
the sidewalk as shown on the site plan.
3. There shall be no parking on the patio area in front of
the house.
Jeff Bundick, the property owner, was unable to attend the
meeting. He called once he received the action letter from
the Planning Manager and questioned the need for the 3' wide
landscape strip between the patio and driveway. The Planning
Manager informed Mr. Bundick that his request would have to
go back to the Historic Landmark Commission for reconsideration.
