SUBJECT: Request for a certificate of appropriateness to allow the
replacement of the existing wood siding with HardiePlank,
replace the existing one over one wood frame windows on the
sides and rear of the house with six over six vinyl windows, level
the house and brick columns on either side of the front steps,
change the front steps from brick to concrete steps with
rounded fronts, replace the front porch railing height and paint
the house olive green with brown trim

STAFF REPORT
Luis Rodriguez has applied for a certificate of appropriateness to allow
the replacement of the existing wood siding with HardiePlank, replace
the existing one over one wood frame windows on the sides and the
rear of the house with six over six vinyl windows, level the house and
the brick columns on either side of the front steps, change the front
steps from brick to concrete steps with rounded fronts, replace the
front porch railing height and paint the house olive green with brown
trim. The property is located at 2127 Broadway.
Mr. Rodriguez would like to make several repairs to the house. He
states that these repairs are needed to make the house more liveable.
The house is listed in the 1989 SPARE Beaumont Survey. SPARE
states that the house was built c. 1900 and is of the Queen Anne
style. The house is a good example of a local adaption of the Queen
Anne style and is representative of middle class homes in Beaumont
around the turn of the Twentieth Century.
The Planning Manager recommends approval of the following:
1. Level the house and the brick columns on either side of
the front steps.
2. Replace the front porch railings which are currently 2'
in height with a 3' tall railing. The replacement railing
will match the existing railing in appearance.
3. Replace the existing wood siding with HardiePlank 5 1/4"
smooth finish lap siding.
4. If needed, replace stairs with stairs that are of the same
appearance as the existing stairs with a brick and flat
front.
5. Paint the body of the house Sherwin Williams Renwick Olive
(SW 2815), trim Sherwin Williams Rookwood Dark Brown (SW
2808) and accent Sherwin Williams Renwick Golden Oak (SW
2824) or equivalents.
6. Replace the existing jalousie windows along the sides and
rear of the house with white vinyl one over one windows.
The Planning Manager recommends denial of the replacement of
the existing wood framed windows along the sides and rear of
the house.
