STAFF REPORT
Staff recommends denial of the driveway and approval of the windows.
Salvador Torres has applied for a certificate of appropriateness to allow the widening of a
driveway to create an additional parking space in the front yard. The property is located
at 2455 Angelina.
Mr. Torres would like to pave an area adjacent to his existing driveway to allow off street
parking that does not block his existing driveway, he wishes to accomplish this by
widening the existing driveway to 20' between the sidewalk and the front of his home.
Sec. 28.03.018(e)(7)(A) of the Zoning Ordinance states that all off-street parking must be
set back along the street frontages not less than the required yard setbacks or as far back
as the front of the immediately adjacent buildings, whichever is greater. The property is
zoned R-S, a 25 foot front building setback is required.
Mr. Torres has also requested to replace the windows in his home. The existing windows
are classic single light double hung windows. The windows he wishes to install are the
exact same size as the existing windows, but multi-light. The windows on the front of the
house are covered by unique screens that give the appearance of a multi-light window. If
the screens can be reinstalled, the appearance of the front of the house should not change.
