Boyd Meier, Building Official, has applied for a certificate of appropriateness to allow
th
the demolition of a residential structure located at 325 7 St.
Mr. Meier states that the structure was originally tagged on August 9, 2013. However, the
city has been expending efforts to abate violations at this property since before 2001.
Attached is a list of 32 cases on file. The latest inspection report states that the structure
has extensive deterioration and termite damage. Based on the extensive repairs needed,
staff is recommending the structure be demolished.
Staff contacted the Jefferson County Tax office and found that no judgment has been
placed on the property and it is only 2 years behind on taxes. Per the tax office, once a tax
suit is filed if the taxes are not paid as a result of the suit, the account will proceed to
judgment. After the judgment the property can be scheduled for sheriff sale. The property
will sell for the taxes or the value at time of judgment, whichever is the lower amount. If
the property sells, the original owner will still have a period of time to redeem the
property: 2 years for homesteaded and AG property and 6 month for all other property.
This property is homesteaded. Until it could be sold, the city would need to provide
fencing to secure the property. Temporary fence from National rent - a - fence is
$2700.00 for 700 linear feet for up to 6 months. If it is required longer than 6 months it
will be an additional $450.00 per month of extension.
Beaumont PD has only received one complaint for this property since January 1, 2012.
The complaint was for burglary.
The house is listed in the 1977, 1989 & 1990 SPARE Beaumont Surveys and has a local
historic designation. SPARE states that the house was built c. 1895-1915, but the
Beaumont Street directory first shows this address in 1904. The house is listed as an
excellent example of Queen Ann homes built in Beaumont, and is one of the oldest in the
Oaks Historic district.
