FILE: CA-2391 STAFF REPORT Planning staff recommends approval subject to the following conditions: 1. The finished floor elevation shall be 24”. 2. Parking shall be at the rear of the property. 3. Roof overhang minimum shall be 12”. Akram Monala-Khalil would like to build a new house on his vacant lot located at 2430 North Street. The approximately 2100 sq. ft. house will consist of four bedrooms, two baths, kitchen, living/dining room and a laundry room. The construction methods employed would dictate that the house be constructed on a 12" slab on grade foundation, wood framing, horizontal lap cement fiber siding with an 8” reveal and black, 15 year, three tab roofing shingles. Windows will be a standard 30”x32”, have white vinyl frames, and will be of a two over two appearance. The hipped roof will have a 5.5/12 and 9/12 pitch. The front porch will stretch across the entire front of the house and have tapered columns. The siding will be tan with white trim. Doors and shutters will be white as well. Most of the previous houses constructed in the district were constructed with 24" finished floor elevations. This floor elevation has been used as a historic element to make the new construction blend in more with the existing structures in the Historic District. Exhibits are attached.
