Richardson, Planning Manager SUBJECT: Request for a variance to the maximum height requirement for an owner identification sign from 50' to 70' FILE: 551-BA STAFF REPORT Site Enhancement Services is requesting a variance to the maximum height requirement for an owner identification sign from 50' to 70'. The property is located at 5560 W. Cardinal Drive. Value Place Hotels is constructing a new hotel at W. Cardinal Drive and IH-10. The applicant states the variance is vital to the property in order to provide motorists the proper site visibility. To the southwest of the property are trees that block the vision of eastbound traffic on IH-10. The applicant feels that the additional height will allow the sign to be placed above the treetops and provide adequate signage from the site. In addition, given the rate of speed that motorists will be traveling in this corridor, drivers must see and comprehend a sign from more than 720' away in order to make a safe traffic maneuver into a location. To safely maneuver, the applicant states that a sign must be placed at a height of over 65'. The sign, as submitted, shows an electronic message board. As explained to the applicant, an electronic message board is not permitted. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for a variance have been met. Exhibits are attached.
