Richardson, Planning Manager SUBJECT: Request for a variance to the maximum size for a subdivision identification sign from 20 sq. ft. to 175.77 sq. ft. FILE: 548-BA STAFF REPORT Lindy Dennis is requesting a variance to the maximum size permitted for a subdivision identification sign. The proposed sign is 175.77 sq. ft. in area. The property is located on the west side of Pointe= Parkway and is in the Major/Dowlen/Gladys/Highway 105 Overlay District. The sign will be dual-purpose. The east side will identify the subdivision and the west side will contain the mailboxes for the subdivision. The Zoning Ordinance currently limits subdivision identification signs to 20 sq. ft. A pending proposal would increase the maximum size to 70 sq. ft. The applicant states that the purpose of the mailbox/sign structure is to provide a convenient safe postal entrance and exit for both postal employees as well as the residents of the addition and, at the same time, provide an aesthetically pleasing structure for the subdivision and the overall neighborhood. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for a variance have been met. Exhibits are attached.
