Richardson, Planning Manager SUBJECT: Request for variances to the maximum size of a sign from 40 sq. ft. to 90 sq. ft. and to the maximum height of a sign from 15' to 17.5' FILE: 552-BA STAFF REPORT Robert James is requesting variances to the maximum allowed size of a sign from 40 sq. ft. to 90 sq. ft. and to the maximum height of a sign from 15' to 17.5'. The subject property is located at 3625-3695 Calder and is zoned NC (Neighborhood Commercial) District. Mr. James states that the current sign that identifies the shopping center was built in 1968. This sign is 160 sq. ft. in area and 30' in height. He states that due to structural problems, the sign has been reinforced twice over the years. Hurricane Rita bent the sign about ten degrees. Mr. James would like to build a 90 sq. ft. sign that would accommodate individual tenant signs 1.5' x 6' in size. The sign will be 17.5' in height. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
