STAFF REPORT
Alma Hernandez has requested a special exception to the minimum
front yard building setback from 25' to 19'. The property is located
at 2369 Liberty.
Ms. Hernandez plans to construct a 15' x 33' gabled extension to the
west side of her house. The proposed extension will line up with the
front of the house. On July 14, 2008, a certificate of
appropriateness for the addition was approved by the Historic
Landmark Commission.
The Zoning Ordinance states that the Board of Adjustment may grant
a special exception where the actual front yard of an abutting lot does
not meet the front yard requirement.
2369 Liberty is setback approximately 18' 7". The house to the left
is approximately 21' while the house to the right is approximately 27'
from the front property line.
Exhibits are attached.
