Richardson, Planning Manager SUBJECT: Consider a request for a variance to the minimum setback requirement for an owner identification sign from 10' to 1.5' FILE: 593-BA STAFF REPORT Suman Bathla has applied for a variance to the minimum setback requirement for an owner identification sign from 10' to 1.5'. The property is located at 2305 Calder. Mr. and Mrs. Bathla are opening a restaurant in an existing building on the subject property. There was an owner identification sign on the northeast corner of the property. However, Mr. Bathla states that the sign was knocked down and broken. That sign was 1.5' off the property line. The Zoning Ordinance requires that the sign support be a minimum of 10' from any property line. Since the existing sign was taken completely down, the new sign must meet the current setback requirement. Mr. Bathla states that allowing the new sign at the old sign=s location will be tremendously efficient in advertising his business. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
