SUBJECT: Consider a request for a variance to the landscaping
requirements from one landscape island for every ten parking
spaces to landscape islands at the ends of each parking row

STAFF REPORT
Beaumont Independent School District (BISD) has applied for a
variance to the landscaping requirements from one landscape island
for every ten parking spaces to landscape islands at the ends of each
parking row. The property is located on the east side of IH-10,
north of Brooks Road.
BISD is building a new Multi-Purpose Center that includes a new
10,365 seat athletic stadium, field house and natatorium. Future
plans call for an auditorium and event center.
BISD states that this facility will have 2,575 parking spaces. The
Zoning Ordinance requires one landscape area for every ten parking
spaces when the parking lot contains more than 100 parking spaces.
BISD is requesting that the requirement be reduced to a landscaped
island at the ends of each parking row. This proposed landscaping is
in addition to the landscape buffer in front of the parking areas,
landscaped entry and promenade in the parking areas, as well as
landscaped areas around the stadium. BISD states that of the total
85 acre site, the school district is proposing a total of 52 acres for
landscaping and green areas or 61% of the total area of the site.
It shall be the responsibility of the applicant to demonstrate that all
three conditions necessary for approval have been met.
