Richardson, Planning Manager SUBJECT: Consider a request for a variance to the minimum side yard building setback from 5' to 2'6" FILE: 618-BA STAFF REPORT James Rippeon has applied for a variance to the minimum side yard building setback from 5' to 2'6" to allow the construction of a new garage. The property is located at 1135 Thomas Road. Mr. Rippeon states that he recently purchased the house that was originally designed to be a two bedroom house. With four children, Mr. Rippeon decided to enclose the existing garage for an additional two bedrooms and a bath. He would now like to construct a new two car garage that would be 2'6" from the south property line. The applicant shall have the burden of proof to demonstrate that all three conditions necessary for approval have been met. Exhibits are attached.
