feet to 12.57 feet.

STAFF REPORT
Charlotte Bordeman is requesting a variance to the rear yard setback for her property
located at 4630 University Drive. Ms. Bordeman would like to build an addition on the
side of her house, lining up with the rear of the existing structure. An application was
approved to abandon the alley behind the house, but this only provided an additional 5
feet to the rear yard. Prior to the abandonment, the house was sitting 7.57 feet from the
rear property line.
In the mid 1970s, the city widened University Drive, taking 30 feet of the front yards
along the west side of the right-of-way. The house was moved back on the lot, since the
front edge of the house was sitting on the right-of-way once it was widened. This created
the existing reduced rear yard setback.
The applicant shall have the burden of proof to demonstrate that all three conditions
necessary for a variance have been met.
