STAFF REPORT
In 2016, Fittz & Shipman, Inc. filed the plat of Old Dowlen Business Park, Phase 2, with a
street that terminated in a temporary cul-de-sac. In September of 2018 the Minor Plat of
Phase 3 was filed eliminating the possibility of Muela Creek Drive extending in the future.
The edges of the existing cul-de-sac are currently on private property. For development to
continue, the edges of the cul-de-sac must be accepted by City Council for maintenance,
adding them to the existing street right-of-way. The purpose of this Plat is to dedicate the
edges of the cul-de-sac.
The Planning staff recommends approval of the request.
This item was sent to all interested parties.

Attached for consideration is a Preliminary Plat for Lot 13A and Lot 14A, Old Dowlen Business Park Section
Two. The subdivision will take up 1.17 acres, being all of Lot 13 and Lot 14, Old Dowlen Business Park
Section Two (CF. No. 2016031349 I.C.O.P.R.).
LAND DEVELOPMENT USE FOR LOT 13A AND LOT 14A:
TOTAL RESIDENTIAL LOTS 2 LOTS 1.11 ACRES
RIGHT-OF-WAY 0.06 ACRES
TOTAL ACREAGE 1.17 ACRES
The purpose of this plat is to revise the east property line of Lot 13 and the west property line of Lot 14 to
provide for a cul-de-sac meet the City of Beaumont ordinance. The original plat identified this as a
temporary cul-de-sac easement. The subdivision will not be extended. Proposed subdivision currently has
access to a city -maintained road (Muela Creek Drive) and necessary utilities.
Per your requirements, we have attached the following items:
1) 2 copies of the preliminary plat.
2) CD containing a working CAD file and PDF of the preliminary plat.
3) A check to the City for $350 to cover city fees.
