STAFF REPORT
Scott Brackin, on behalf of Access Surveyors, L.L.C., has requested approval of a Replat of a
portion of Lots 3 and 6 of the Annie T. Warren Subdivision and all of Lot 2, Block 1 of Cardinal
Square, Beaumont, Jefferson County, Texas. The property is located at 2575 W Cardinal Drive.
The purpose of the replat is to combine three (3) pieces of property for the construction of an RV
Park. Water and sewer are provided by the city. The property is located in flood zone X which is
outside of the flood hazard.
The Planning Staff recommends approval of the request.

ON PROPERTY DESCRIBED AS FOLLOWS: BEING a 4.022 acre tract of land lying in the
J.W. Bullock Survey, Abstract No. 7, being out of and a portion of Lot 3 and Lot 6, Annie T. Warren
Subdivision, map or plat of record in Volume 1 on Page 71 of the Map Records of Jefferson County, Texas,
being out of and a portion of that certain called 3.5526 acre tract of land described in an instrument to Robert
Corbello & Associates I Limited Partnership of record in County Clerk's File No. 2009033955 of the Official
Public Records of Jefferson County, Texas, all of that that certain called 2.000 acre tract of land described in
an instrument to Robert Corbello & Associates I Limited Partnership of record in County Clerk's File No.
2010024610 of said Official Public Records, and all of Lot 2, Block 1, Cardinal Square, map or plat of record
in Volume 14, Page 117 of the said Map Records, said 4.022 acres being more particularly described by metes
and bounds as follows:
Note. All bearings are grid, based on the Texas Coordinate System of 1983 (NAD83), ,South Central Zone with
a scale factor of 0.99993815 and a convergence angle at the POB of 02'2343'. All distances and areas are
based on surface measurement.
BEGINNING at an iron rod with a plastic cap stamped "Wortech" found marking the South right of way line
of U.S. Highway 69, 96, & 287 (a.k.a. West Cardinal Drive) (300' right of way), the East line said Lot 3,
Annie T. Warren Subdivision, the West line of said Lot 6, Annie T. Warren Subdivision, the Northeast corner
of said 2.000 acre tract, the Northwest corner of Lot 1, Block 1, of said Cardinal Square, and being the
Northeast corner of the herein described tract, said iron rod having Texas State Plane Coordinate Values of N:

THENCE S 03°05'10" E (called S 00°10'31" W) with the East line said Lot 3, Annie T. Warren Subdivision,
