Calder Terrace Addition, Beaumont, Jefferson County, Texas, to change the
exterior side yard setback line.

STAFF REPORT
Richard Faust, of Faust Engineering, has requested approval of a Replat of Lot 68 & the north
1/2 of Lot 67, Calder Terrace Addition, Beaumont, Jefferson County, Texas. The location of the
subject property is 296 Ridgeland Avenue.
The purpose of the replat is to change the exterior side yard setback requirement from twenty-five
(25) feet to ten (10) feet. City of Beaumont Zoning Ordinance requires a minimum ten (10) foot
exterior yard setback.
The Planning Staff recommends approval of the request.
