STAFF REPORT
Mark W. Whiteley and Associates Incorporated has requested approval of a Replat of Lots 1, 2
and 3 into Lots IA and 2A, Block 4, in the South End Addition, Beaumont, Jefferson County,
Texas. The division of the land is intended to develop a duplex on each new lot. The property
is currently zoned as R -S (Residential -Single Family Dwelling) District. The applicant has
been informed that in order to develop duplexes on this property a Specific Use Permit will be
required.
The location of the subject property is 120 & 140 E. Chapin Street.
The Planning Staff recommends approval of the request.
