STAFF REPORT
Fittz & Shipman, Inc. has requested preliminary plat approval of West Chase Village,
Section 10, Phase V. This property is located east of Major Drive, at the east end of
Village Drive. The development is a 2.595 acre, seven (7) lot, single-family residential
subdivision. All lots will access Village Court and right-of-way and pavement meet City
Ordinance width requirements. Water and sanitary sewer will be provided by the City of
Beaumont.
This item was sent to all interested parties.
The Planning staff recommends approval.

Submitted for your review and comment are four (4) prints of the Preliminary Plat and the $350.00
processing fee for the proposed Subdivision titled West Chase Village, Section Ten, Phase V located on
the east side of Major Drive (FM 364), will be an extension of Village Court.
The subdivision phase consists of 2.595 acres and will be developed as 7 single family lots for residential
construction. Street Right -of -Way will be 50 foot wide with a 28 foot wide concrete pavement.
