SUBJECT: To consider a request for approval of a Replat of part of Lot 10, Block 4 into
Lots l0A and IOB, Block 4, Lucas Acres Addition, Beaumont, Jefferson County,
Texas.

STAFF REPORT
Thomas Rowe, representing Mark Whiteley and Associates, Inc., has requested a replat of Lot
10, Block 4 into Lots I OA and 1 OB, Block 4 of the Lucas Acres Addition.
The purpose of the replat is to create two (2) residential lots, both of which exceed the minimum
lot area depth and width requirements. Water and sewer are provided by the city. The property is
located in flood zone " X" which is outside of the flood hazard.
The Planning Staff recommends approval of the request.
