ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT., TEXAS., AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS. INDICATED UPON THE ZONING MAP OF THE CITY OF
BEAUMONT REFERRED TO IN SECTION 42-9 OF THE CODE
OF ORDINANCES OF BEAUMONT., TEXAS., BY CHANGING THE
CLASSIFICATION OF TWO TRACTS OF'LAND IN THE A.
WILLIAMS SURVEY., BEAUMONT.$ JEFFERSON COUNTY: TEXAS.,
DESCRIBED. HEREIN' PRESENTLY ZONED ttR-11t TO "C-ltt;
PROVIDING FOR SEVERABILITYj AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT.$ TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont.,
Texas., and in particular the boundaries -of the zoning districts as.
indicated upon the Zoning Map .of The. City of Beaumont., referred to
in Section 42--9 thereof., is hereby amended by changing the zoning
classification of the following described property., presently zoned

Being two. (2 ) tracts of land., Tracts ttAtt and vtBtt., in
the A. Williams Survey., Beaumont., Jefferson County.,
Texas., and ea-ch tract being part of the abandoned
Southern Pacific Railroad right of way., and being more
fully described as follows:
TRACT ttAtt :
BEING a tract of land out of the J. M. Gordon tract
in the A. Williams League in Beaumont., Jefferson -County.,
Texas; said tract is situated between the centerline of
the S. & E. T. Railroad (now abandoned) and .East right. -
of -.way line of Eleventh Street., a 120.-foot width Street.,
and being more particularly described as follows:
BEGINNING. at a steel rod in the South line of the J. M.
Gordon Tract and in the North line of the R. A. Morris
Tract in the East line of Eleventh Street;
THENCE North 89 degrees:06 minutes East., a distance of
113.38 feet for a starting pla-ce of the particular tract
in question;
THENCE continuing North 89 degrees 06 minutes East a
distance of 66.72 feet to l/4tt iron stake set at the
intersection of this line with a centerline of the
abandoned S. & E. T. Railroad right of way;

THENCE North 41 degrees 22 minutes west down the center-
line of said abandoned railway., a distance of 322.35
feet to 1/4tt iron stake located in the centerline of said
abandoned railway right of way;

tance of 50 feet to iron stake for corner;
THENCE S.o_uth 41 degrees 22 minutes East, a distance
of 279.70 feet to the place of beginning;
Containing in area 0.321 acre of land, more or less.
TRACT ttB't
One-half of the former T. & N. 0. right of way lying
to the rear or North or'Northeast of tract of land
owned by P. B. Quattlebaum, which is the same tract
of land in the Subdivision of the J. B. Langham Es-
tate,.A. Williams Survey and described in deed from
Elizabeth Jane Morris to Joel Edwin Stone, dated
July 18.,.1949, and recorded in Volume 742 at page 93
of the Jefferson County Deed Records and described
by metes and bounds as follows:
BEGINNING at the Southwest corner of said tract of
land at a stake in the. East right -of -way -line of
Eleventh Street;
THENCE North 59 degrees East along the South line of said
tract. 154.9 feet to its Southeast corner, which is.in
the Western line of the -former T. & N. 0. right of way
and the place of beginning;
THENCE continuing North 59 degrees East 60.64 feet to point -in the center of said former T. .& N. 0.
Railroad, right of way;,
THENCE North 41 degrees 37 minutes West along the
center of said former T. & N. 0. rightof way 209.23
feet to a point where the North line of said tract if
extended North 89 degrees 4 minutes East would be in-
tersected;
THENCE South 89 degrees 4 minutes. West 78.60 feet to
the Northeast .corner of said tract of land;
THENCE South 41 degrees 37 minutes East 249.3 feet
along the East line of said tract and the west line
of said former T. & N. 0. R.R. , R-.'O.W. to -the Place
of beginning;
Containing the area 0.314-acre of land, more or less;
and the said offi.cial Zoning Map of The. City of Beaumont is hereby
amended to reflect such change.
Section 2.
That in all other respects the use of the property herein -
above described shall be subject to all of the applicable regula-
tions contained in Chapter 42 of the Code of Ordinances..of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958, as
amended.
Section 3.
That theterms and provisions -of this.o_rdinance shall be
deemed to be severable and that if the validity of the. zoning af-
fecting any portion of the property described herei.nabove shall be
declared to -be invalid', the sameshall not affect the validity of
the zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms.
and provisionsof this ordinance shall be subject to the same pen-
alties provided for in the said Chapter 42 of the Code of Ordinances
of Beaumont) Texas.
