ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT,, TEXAS, AND IN
PARTICULAR THE.BOUNDARTES. OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CITY OF
BEAUMONT REFERRED TO IN SECTION 42-.9 OF THE CODE
OF ORDINANCES OF BEAUMONT: TEXAS, BY CHANGING THE
CLASSIFICATION OF A 3.16.-ACRE TRACT OF LAND LOCATED
IN THE W. Be DYCHES LEAGUE, BEAUMONT' JEFFERSON
COUNTY, TEXAS, DESCRIBED HEREIN, PRESENTLY ZONED
ttR--lis' TO "R--31t; PROVIDING FOR SEVERABILITY; AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of The City of Beaumont, referred to
in Section 42»9 thereof, is hereby amended by changing the zoning
classification of the -following described property, presently zoned
ttR.-ltt' Single --Family Dwelling District, to ttR.-3tt, Modified Two --
Family and Multiple Dwelling District, to wit:
BEING a 3.16-.acre tract .of land in the W. B. Dyches
League, Beaumont, Jefferson County, Texas, described
as follows:
BEGINNING at the point of intersection of the south
line of State Highway 105 and the East line of Farm. -
to. -Market Road No. 364 (Major Drive);
THENCE North 830 03t East along the south line of
Highway No. 105 a distance of 59.37 feet to point
for corner;
THENCE East continuing along the south line of
Highway No. 105 a distance of 304.29 feet to point
for corner;
THENCE South 000 311 East a distance of 369.22 feet
to point in the North line of tract conveyed by
Frances E. Buckner to Frank Garbs;
THENCE North 890481 30" West along the north line
of the Frank Garbs Tract a distance of 421.3 feet
to corner in the East line of Farm -to. -Market Road
No. 364;
THENCE Northerly with the East line of Farm -to. -
Market Road No. 364 to place of beginning;
and the said official Zoning Map of The City of Beaumont is hereby
amended to ;reflect such change.
Section 2.
That in all other respects the use of the property herein -
above described shall be subject to all of the applicable regula-
tions contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958, as
amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable and thatif the validity of the zoning affect-
ing any portion of the property .described herbinabove shall be de-
clared to be invalid, the same shall not affect the validity of the
zoning of the balance of the property described herein.
Section A.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same pen-
alties provided for in the said Chapter 42 of the Code of'Ordinances
of Beaumont, Texas.
