AN ORDINANCE
ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PAR-
TICULAR THE BOUNDARIES OF THE ZONING DISTRICTS. AS
INDICATED UPON THE ZONING MAP OF THE CITY OF BEAU-
MONT REFERRED TO IN SECTION 42.--9 OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE
CLASSIFICATION OF A TRACT OF LAND IN THE CITY OF
BEAUMONT, JEFFERSON COUNTY, TEXAS., BEING 2.555
ACRES OF PROPERTY IN CALDER PLACE ADDITION LYING
WEST OF INTERSTATE HIGHWAY NO. 10, AND EAST OF
LONGFELLOW DRIVE, MORE FULLY DESCRIBED HEREIN,
PRESENTLY ZONED "R-»3" TO 44C«-1L4.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS.:
Section 1.
That Chapter.42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning -districts as
indicated upon the Zoning Map of the City referred to in Section
42-9 thereof, is hereby amended by changing the zoning classifica-
tion of the following described property presently zoned UR`,,,31t9
Modified'Two Family and Multiple Dwelling District, to ttC.ltt,
Neighborhood Commercial,District, to wit:
Beginning ,at .a point in the,east line of Long-
fellow Drive, said point being 160 feet North
of the intersection of the east line of Long.
fellow Drive and the North line of Harrison Ave-
nue;
Thence North along the east line .of Longfellow
Drive 814.9 feet to corner, said corner being
435 feet south of the intersection of the east
line of Longfellow Drive and the South line of
Gladys Avenue;
Thence east 132.9 feet to a point in the west
right-of-way line -of Interstate Highway No. 10;
Thence South along the west right-of-way line of
Interstate Highway No. 10 to a point 160 feet
North of the.intersection of the west line of In-
terstate Highway No. 10 and the north line of
Harrison Avenue;
Thence west 140.26 feet to the place of beginning,
containing 2.555 acres, more or less;
and the said official zoning map of The City of Beaumont is hereby
amended to reflect such change.

Section 2.
That in -all other respects the use of the property de:.
scribed shall be subject to all of the applicable regulations con-
tained in Chapter 42 of the Code of Ordinances of Beaumont, Texas.,
adopted August 19, 1958, effective October 19, 1958, as. amended.
Section 3.
That the terms. and provisions 'of this ordinance shall be
deemed to be severable and that if the validity of the zoning
affecting any pgr_tion of the property described.hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning .of the balance , of the property described herein.
.Section ¢.
That any person or corporation Violating any of the terms
and provisions of this .ordinance shall be subject to the same pen-
alties provided for in the said Chapter 4.2 of the Code of Ordinances.
